Frequently asked questions
When do I need an energy performance certificate?
When you sell or rent a home or premises. The certificate must be given to the buyer or tenant, and the energy rating must appear in advertisements. In Catalonia it must also be registered with the Institut Català d’Energia (ICAEN).
How long is an energy performance certificate valid for?
Generally, for a maximum of 10 years. If the rating is G, the maximum validity is 5 years (Royal Decree 390/2021). If you carry out improvements that change the property’s efficiency, it is advisable to update it.
What is the habitability certificate (cèdula d’habitabilitat), and when do I need it?
It is the document confirming that a property meets the minimum habitability requirements. In Catalonia it is required, for example, to sell or rent a home and to set up utility supplies. The second-occupancy certificate is valid for 15 years.
